We are seeking an experienced Capital Projects Lead to lead major construction projects across Singapore, with a focus on logistics, industrial and complex infrastructure developments. This is a senior owner-side delivery role with responsibility for multiple concurrent projects valued between S$5 million and S$250 million.

As a Capital Projects Lead, you will take ownership of projects from feasibility and design through procurement, construction, commissioning, handover and final account. Working closely with consultants, contractors, occupiers and senior stakeholders, you will ensure projects are delivered safely, on programme, within budget and to a high standard.

This is an exciting opportunity for an experienced construction professional who enjoys having genuine ownership of projects and wants to play a key role in delivering significant assets across Singapore.

The Capital Projects Lead Role

As the Capital Projects Lead, you will typically manage one or two major projects alongside several smaller projects, with approximately three to six projects active at any time.

You will lead the project team on behalf of the owner, providing direction to design and cost consultants, main contractors and specialist suppliers. You will also work closely with the PMO, investment and asset management teams to ensure each project remains aligned with the wider business and investment strategy.

Projects may include:

  • New-build logistics and industrial facilities
  • Distribution centres and ramp-up warehouses
  • Cold storage and temperature-controlled facilities
  • Automated and high-bay warehouses
  • Asset enhancement and retrofit projects
  • Tenant fit-outs
  • Solar PV, EV charging and power infrastructure
  • Other complex, services-heavy developments

Key Responsibilities

As a Capital Projects Lead, you will be responsible for:

  • Leading projects from feasibility and land acquisition through to construction, commissioning and handover
  • Establishing project delivery strategies, budgets, programmes, cash flow forecasts and risk registers
  • Managing project consultants, contractors and specialist suppliers
  • Overseeing procurement strategies, tender processes, negotiations and contract awards
  • Managing project costs, variations, claims, extensions of time and final accounts
  • Driving programme performance and identifying opportunities for acceleration or recovery
  • Leading design reviews, value engineering and technical decision-making
  • Ensuring statutory approvals and utility connections are achieved in line with programme requirements
  • Overseeing testing, commissioning and handover, including complex building services and specialist systems
  • Maintaining strong relationships with occupiers, authorities, consultants, contractors and internal stakeholders
  • Providing clear reporting on cost, programme, risk, safety and quality to senior management
  • Identifying issues early and providing practical recommendations and solutions

The Senior Project Manager will also play an important role in protecting the commercial and investment objectives of each project, balancing capital expenditure, operational requirements, flexibility and long-term asset value.

Construction Leadership & Stakeholder Management

This Capital Projects Lead position requires strong leadership both on and off site. You will be expected to build productive relationships with consultants and contractors while holding project partners accountable for their contractual obligations.

You will act as a senior point of contact for occupiers and work closely with leasing and asset management teams to ensure project decisions support commercial commitments and operational requirements.

Safety is equally important. You will maintain a visible presence across live sites, ensure appropriate safety standards are maintained and intervene immediately where unsafe practices are identified.

Skills & Experience

To succeed as a Capital Projects Lead, you will bring:

  • At least 12 years’ experience in construction project delivery
  • Demonstrated experience leading major construction projects through to completion
  • Experience managing projects valued at S$100 million or more
  • Proven ability to manage multiple concurrent projects
  • Owner-side experience as a developer, owner’s representative or project management consultant
  • Strong commercial understanding of procurement, contracts, variations, claims and final accounts
  • Experience leading consultants, contractors and multidisciplinary project teams
  • Strong knowledge of Singapore construction approvals and regulatory requirements
  • Working knowledge of BCA, URA, SCDF and JTC processes
  • Understanding of Singapore’s Design for Safety Regulations and Security of Payment Act
  • Experience with SIA, REDAS or comparable construction contracts
  • Excellent written, presentation, stakeholder management and negotiation skills

A degree in civil, structural, mechanical or electrical engineering, architecture, quantity surveying, construction management or project management is required.

Experience That Will Set You Apart

Experience delivering logistics, industrial or cold-storage projects will be highly regarded. This may include automated warehouses, high-bay facilities, distribution centres, cold stores or other complex industrial developments.

Experience with specialist systems such as ASRS, refrigeration plant, high-voltage power infrastructure, rooftop solar or other building technologies will also be advantageous.

Professional qualifications such as PE (Singapore), RICS, SISV or PMP are desirable.

Why This Opportunity?

This is a genuine opportunity for a Capital Projects Lead to take ownership of major developments and have a direct influence on their successful delivery.

You will work across a diverse portfolio of significant projects, engage with senior stakeholders and lead projects that will shape Singapore’s logistics and industrial infrastructure.

For the right person, this role offers senior-level autonomy, major project exposure and the opportunity to make a measurable impact from feasibility through to handover.

If you are an experienced Capital Projects Lead with strong owner-side construction experience and a track record delivering major projects in Singapore, we would like to hear from you.
